Agrawal further highlights that businesses are
increasingly evaluating warehousing decisions based
on transportation e昀케ciency, turnaround optimisation,
regional distribution capability, and multimodal access
rather than simple geographical presence. As supply
chains become more network-driven and inventory
movement becomes more time-sensitive, strategically positioned logistics parks along major freight
and industrial corridors are witnessing signi昀椀cantly
stronger traction. In many ways, the sector is steadily
transitioning from fragmented city-led warehousing
expansion toward integrated corridor-led logistics
planning, he puts across.
Taking cue from the above, Norbert Sumisławski,
Managing Director – International Project Management, Panattoni, underscores that the market is
witnessing a profound shift toward institutional-grade
infrastructure, particularly driven by e-commerce
companies and Third-Party Logistics (3PL) providers.
Occupiers are increasingly focussed on e昀케ciency,
scalability, compliance, and sustainability, which has
accelerated the demand for modern logistics parks
o昀昀ering global standards, Sumisławski observes, and
adds that the trend is vividly re昀氀ected in key markets
like Chennai, where Grade A assets now consistently
account for over 60% of total absorption, underscoring
the decisive shift toward organised, master-planned hubs.
He further highlights that this transformation is
strengthening demand across both established industrial
hubs and emerging logistics corridors, supported by
large-scale infrastructure initiatives such as the NLP,
PM Gati Shakti, industrial corridors, and multimodal
connectivity expansion. To that end, Sumisławski believes
the sector is becoming capable of o昀昀ering long-term
scalability, operational resilience, and stronger supply

emergence as one of the country’s most resilient and
attractive real-estate asset classes.
From a broader market perspective, this consolidation
is helping create stronger warehousing ecosystems where
infrastructure, labour, transportation networks, and
ancillary services develop simultaneously. Pankaj Kumar
Bhardwaj, Business Head, Adani Agri Logistics and
Warehousing, believes that concentrated demand initially
strengthens efficiency by enabling network effects,
improving inventory pooling, enhancing turnaround
times, and attracting institutional-grade investments
into organised warehousing infrastructure.
According to Bhardwaj, large logistics clusters are
gradually becoming self-sustaining ecosystems where
supply chain solutions providers, 3PLs, transporters,
and process automation providers collectively bene昀椀t
from scale and operational density.
This operational density is fundamentally rewriting
the playbook for modern logistics planning. Extending this
assessment, he emphasises that the shift toward major
industrial corridors and multimodal nodes is not merely
