REPORT
INDIA’S I&L SECTOR SECURES
537 ACRES IN RECORD-BREAKING H1 2025
I
ndia’s Industrial and Logistics (I&L) real-estate segment
continues to assert its strategic importance in the country’s
land market. According to the latest ANAROCK report titled
“Land as Capital: Decoding India’s Land Transaction Patterns
and Investment Flows,” the 昀椀rst half of 2025 (H1 2025) saw
537.34 acres of land acquired exclusively for industrial and logistics
park developments across three major cities – Chennai, Mumbai
Metropolitan Region (MMR), and Ahmedabad.
Emergence of Tier II Cities
H1 2025 Snapshot: Industrial and
Logistics Park Transactions
Of the major I&L deals,
Ahmedabad, traditionally
a tier II city, has emerged
as a prominent logistics
hub. Arvind Smartspace’s
acquisition of 440 acres marks
one of the largest single-city
I&L land transactions in recent
memory, underlining the shift
of logistics infrastructure
from metros to well-connected
growth corridors.

These transactions form part of a broader surge in
land activity across asset classes, but the scale of I&L
park acquisitions is especially noteworthy given the
strategic emphasis on supply chain modernisation,
last-mile connectivity, and Make in India-driven
industrial expansion.

The ANAROCK report
highlights that post-2021,
land deals have increasingly
favoured logistics and
industrial purposes due to:
l The e-commerce boom
l Government infrastructure
investments (e.g., DFCs,
industrial corridors)
Outlook: What Lies Ahead
The increasing preference
for Grade A warehousing
l A push for localised
manufacturing under PLI
schemes
This trend has moved land
acquisition beyond residentialcentric markets, placing
logistics parks at the centre
of India’s evolving real-estate
priorities.
l
Development Potential and
Strategic Value
The combined development
potential of these three I&L
park deals in H1 2025 alone
is signi昀椀cant, contributing
to the overall 233 million sq
ft of development capacity
transacted in the 昀椀rst half of
the year. This demonstrates
a strong alignment between
land banking strategy and
long-term industrial growth.
As India deepens its industrial base and diversi昀椀es economic
activity across geographies, industrial and logistics parks
are poised to play a central role in unlocking regional
potential. Developers, both established and emerging, are
expected to continue capitalising on land in non-metro
cities, supported by infrastructure expansion and policy
incentives.
With over 537 acres transacted in just six months, the
I&L sector’s land appetite signals a sustained, strategic
reorientation of India’s real-estate landscape—from urban
core-centric to corridor-driven industrial growth.
