India’s logistics sector set for
strong growth, reports CBRE

India Logistics Occupier
Survey’ reveals robust
optimism in India’s Industrial and
Logistics (I&L) sector, with 70%
of APAC occupiers and over 80%
of India-based occupiers planning
to expand their warehousing
footprint in the next two years.
The growth is fueled by supply chain diversi昀椀cation, rising
demand across sectors like 3PL,
e-commerce, manufacturing, auto,
and FMCG, and a shift toward
modern, ESG-compliant facilities.
According to the survey, nearly
90% of India-based respondents
expressed an intention to expand
their logistics footprint over the
next two to 昀椀ve years, indicating
sustained long-term optimism.
The sector is seeing increasing interest in tier II and III
cities, backed by institutional
investments, policy reforms, and
government infrastructure push.
Over 80% of Indian occupiers
expect improved business performance, driven by enhanced
connectivity, expanding 3PL networks, and growing consumption.
India remains a preferred
logistics destination in APAC,
with long-term con昀椀dence underpinned by rising modern logistics
stock and a maturing market.
IndoSpace launches ‘IndoSpace Chakan V’,
its largest industrial park in India

ndoSpace has unveiled ‘IndoSpace Chakan V’, its largest
industrial park spanning 188
acres in Pune’s MIDC Chakan
region, backed by a US$120
million investment. This marks
IndoSpace’s eighth park in the
area, adding to its existing 525acre footprint. Strategically
located along major highways
and with strong rail connectivity,
the park o昀昀ers easy access to key
industrial hubs and ports across
western India.
Designed to meet the demands
of sectors like automotive, engineering, electronics, and third-
World, Deendayal Port
(DPA), and Nevomo
DhavePAuthority
signed an MoU to explore
the deployment of Nevomo’s
MagRail technology for selfpropelled, electric-powered rail
freight movement within port
areas. A 750-metre pilot project
is planned at Deendayal Port in
Kandla, marking the first-ofits-kind initiative in India. The
project will test autonomous,
linear motor-powered wagons
on existing rail tracks, aiming
to improve cargo movement
efficiency, reduce emissions,
and lower logistics costs. The
collaboration supports India’s
National Logistics Policy and PM
GatiShakti vision to modernise
and integrate logistics infrastructure for faster and greener
supply chains.
TATA AutoComp
expands into rail
sector through JV
with Skoda Group
party logistics, IndoSpace Chakan
V features state-of-the-art smart
infrastructure and sustainability
initiatives, including low-carbon
materials, energy-e昀케cient lighting,
RFID technology, and eco-friendly
mobility options. The park aims to
support India’s ongoing industrial
growth and logistics transformation, reinforcing IndoSpace’s
commitment to infrastructure-led
economic expansion.
Mappedu Logistics Park project in Chennai set
for Phase 1 Launch in 2026
he 昀椀rst phase of the Mappedu multimodal
logistics park in Chennai is scheduled to be
operational by February 2026. This initial
phase, with an investment of `350 crore, is part of
a larger three-phase project totaling `1,400 crore.
Sunil Paliwal, Chairperson of Chennai Port
Authority and Kamarajar Port, recently shared
these updates. He also announced plans to develop
a similar logistics park in Coimbatore, highlighting
the region’s growing signi昀椀cance in cargo handling.
Currently, Chennai and Kamarajar ports handle
around 20% of export cargo from Coimbatore
and surrounding areas. Paliwal emphasised the

potential to increase handling of engineering and
project cargo directed towards eastern markets,
and proposed collaborating with shipping lines
to improve container availability for exporters
in Coimbatore.
In FY2024–25, the two ports collectively handled
over 100 million tonnes of cargo, each generating
operational revenues exceeding 1₹ ,000 crore. Chennai Port, equipped with two container terminals
developed through PPPs, has a handling capacity
of up to 3 million TEUs. Kamarajar Port, currently
operating one terminal and expanding with a second,
is set to increase its TEU capacity to 1.4 million.

expansion into the railway and
metro segment, leveraging its
existing presence in electric
vehicle components, while
Skoda brings over 165 years of
expertise in European public
transport manufacturing. The
joint venture will support India’s
railway modernisation efforts by
combining local manufacturing
with advanced European technology to meet safety, reliability,
and environmental standards.
